How does the damage retainer work here?

It charges alongside the balance and is settled at the walkthrough milestone. If the walkthrough is clean, that milestone releases back per your terms rather than sitting in limbo.

Why a 90-day refund line for venues?

Venues lose a date, not an afternoon. Ninety days is usually enough time to rebook, which is why the template refunds half the balance outside that line and nothing inside it.

Can I require provider certificates of insurance?

Yes, and the template does. AirInk also tracks provider insurance expiry and flags a provider whose certificate lapses.

Does this work for corporate and non-wedding events?

Yes. Change the rental window and the included furniture. The three-milestone structure fits any single-date rental.
